RESERVATIONS: RESERVATIONS ARE CONFIRMED UPON RECEIPT OF THE J R VACATION RENTALS SIGNED TENANT LEASE AND A 50% DEPOSIT OF THE BASE RENT RECEIVED FROM YOU WITHIN 10 DAYS OF MAKING YOUR RESERVATION. Your reservation is for the time specified in the Tenant Lease under arrival and departure dates. The guest named on this lease is the responsible party for the reservation and all the lease obligations. (Sub-Leasing is not permitted.) The leaseholder must be 21 years of age to rent through J R Vacation Rentals.
PAYMENT: In order to confirm your reservation, an advance deposit of the total base rent is due within 10 days of making your reservation. Payment may be made in the form of personal check, money order, certified or cashier’s check (credit cards are not accepted). All rental monies including security deposit are deposited into a J R Vacation Rentals Interest Bearing Account with accrued interest paid to the agent. Reservations made less than 21 days prior to arrival require full payment via personal check, money order, certified or a cashier’s check, mailed overnight to J R Vacation Rentals. Returned checks will incur a service charge of $50.00.
FINAL PAYMENT: Final payment including fees, security deposits, and Registration are due 21 days prior to your arrival date. Please mark this on your calendar, as NO INVOICE WILL BE SENT FOR THE FINAL PAYMENT. A LATE FEE charge of $25.00 will be assessed to your balance if not receive by your due date, following 1 courtesy call.
SECURITY DEPOSIT: A security deposit is required on all J R Vacation Rentals Properties. The amount is specified on the front of the Tenant Lease. The security deposit purpose is to protect the owner’s home and contents from damages. In addition, if any Check out procedures are not followed, additional charges will be deducted from the security deposit. Check out guidelines and Security Deposit deductions are in your Welcome Binder located at the property. Properties are inspected before and after every tenancy. While you are here, we ask your cooperation in reporting any damage. The security deposit, less any charges incurred where applicable, will be post marked within 21 days of departure date, via U.S. Postal Service. If damage to the premises occurs during your tenancy, and is not reported, leaseholder will be responsible for repairs or replacement. Reissue of lost or stolen checks will incur a $30.00 stop payment fee.
CANCELLATIONS: All cancellations incur a $100.00 (non-refundable) fee. Cancellations may be called in, but a follow-up notice in writing to our office is required. If the home is rebooked or partially rebooked the advanced deposit/ full payment or partial advanced deposit/full payment will be refunded less $100.00. Every effort is made to rebook, however, if the premises does not rebook, entire advanced deposit/full payment is forfeited. Refunds are payable to the leaseholder within 30 days after the subsequent re-rent payment has cleared our account.
EARLY DEPARTURE: If you choose to vacate the property prior to the departure date listed on your Tenant Lease, you will NOT receive a refund.
ACCOMMODATIONS: Properties offered for rental are individually owned. Owners welcome you into their home in hopes that you enjoy your visit. Each property is furnished according to the owner’s individual preference and tastes. Refunds are not given for dissatisfaction with décor, changes made by owners, printing errors or website information.
ARRIVALS: Lease Holder must be present at check in unless prior arrangements have been made. Check in and check out occur at the J R Vacation Rentals Office located at 53 W. Spruce St., Sturgeon Bay, WI – 1-888-481-1935. Arrival time at the property is 4 pm. Key pick up can occur anytime on the day of your arrival. If you anticipate arrival after business hours or on days the office is closed see LATE ARRIVALS. (Directions and office hours can be found on your confirmation or on the J R Vacation Rentals website).
DEPARTURES: Check out time in 10:00 am. No exceptions! Keys and any sheets or towels rented must be returned to the J R Vacation Rental Office. All good things must unfortunately end! Before departure, read and follow the Check out procedures, found in your Welcome Binder or on the front of the refrigerators. It is very important that all doors and windows are locked. You may contribute to our Food Pantry by depositing any unopened, non-perishable items in the crate in our office. All items are taken to Feed My People. Have a safe trip home. See you next year!
NOT FIT FOR OCCUPANCY: If, in Agent’s opinion, the home you have rented is unable to be occupied, J R Vacation Rentals will make every effort to move you to a comparable (price) property. If no comparable property is available, your rent will be refunded.
ACTS OF GOD / CONSTRUCTION NOISE: Neither Owner nor Agent shall be liable for events beyond their control which may interfere with your scheduled occupancy, including but not limited to Acts of God, acts of govenmental agencies, fire, strikes, war, inclement weather, including flooding and contruction noise from near by sites. NO REFUND will be offered in these circumstances.
REPAIRS: Even the best or the newest equipment can malfunction and cannot be guaranteed 100% of the time. J R Vacation Rentals has an excellent maintenance contact. Problems are corrected as soon as humanly possible. Priority is given to water and refrigerators. Agent, authorized employees, or repairpersons may enter the premises for the purpose connected with the repair, care or maintenance of premises.
LOCK-OUT CHARGE: A $50.00 fee will be charged for all lock-outs.
CONSIDERATION: All efforts are made to correct any problems you may experience in as timely a manner as possible. Recompense will not be issued due to malfunctioning equipment or other guest’s dissatisfaction. You can expect a courteous and professional attitude toward problem solving.
PETS: Some homes allow pet(s). Pets must be approved. A pet(s) security deposit is due and is returned within 21 days of departure for homes allowing pets. A non-refundable pet(s) charge will be added to the rent when making your reservation. Violation on the premises that do not allow pets is grounds for eviction without refund and forfeiture of Security Deposits. You are responsible for cleaning up after your pet, if you fail to clean up after your pet there will be a security deposit deduction.
J R is not responsible for any problems occurring due to previous owners allowing pets on the premise, unknown to J R.
SMOKING: Absolutely NO SMOKING. If smoking is detected in your unit, entire security deposit will be forfeited.
TELEPHONE: Most properties are equipped with telephones for your convenience and safety. Any long distance calls must be billed directly to your credit card or phone card. Some county calls are considered long distance. Your vacation home phone number appears on the front of your lease. Make sure your guests and family members have this number before arrival. If long distance calls are made a $40.00 charge plus long distance phone call charges and a 25% surcharge will be deducted from your Security Deposit.
LOST AND FOUND: J R Vacation Rentals will not be responsible for any items left in a rental property. Lost items turned into our office will be held for two weeks and, if not claimed, will be delivered to a local charitable organization. Returned items are done through U. S. Postal System or any other source deemed necessary, at the expense of the guest.
INDEMNlFlCATlON: Guest agrees to indemnify and save individual homeowners, Agency, and its employees, free and harmless for any liabilities or any loss or damage whatsoever arising from, related to or in connection with rental of, the premises including but not limited to any claim or liability for personal injury or damage or loss of property which is made, incurred or sustained by Guest or guests of Guest.
AGENT RESPONSlBlLlTlES: All J R Vacation Rentals properties are privately owned. J R Vacation Rentals is the agent for the property owner and on his/her behalf, reserves the right to refund advanced payment, refuse admittance, evict, refuse or discontinue occupancy, if in our opinion, same is detrimental to the premises.
FORUM SELECTION CLAUSE: (A) This agreement shall be governed by and interpreted in accordance with the laws of the State of Wisconsin. (B) This agreement shall be treated as though it were executed in the County of Door, State of Wisconsin, and were to have been performed in the County of Door, State of Wisconsin.
Any action relating to this agreement shall only be instituted and prosecuted in courts in Wisconsin. Customer/Tenant specifically consent to such jurisdiction and to extraterritorial service of process.
RENTAL / LINEN ITEMS: Properties do not provide sheets or towels. J R Vacation Rentals rents sheets and towels for your convenience. Please see linen rental / rental items section found on your Tenant Lease for options. Pillows, mattress pads, blankets and/or comforters are provided. Highchairs, booster chairs, strollers or cribs should be clean and left at the property for our staff to pick up. No refunds for Linen / Rental items on cancelled reservations.
SUPPLIES: J R Vacation Rentals starts you off on your vacation with a bag of supplies. Included in the supply bag are 2 rolls of toilet paper per bathroom, bar of soap, paper towel, large can liners, and small can liners. This is only to get you by for the first couple of days, all dish soap, laundry soap, additional toilet paper, soap and shampoo, etc are the renters responsibility.
LATE ARRIVAL: If you will be arriving after business hours, please follow the Late Check In procedures. Information will not be available for check in until 4:00 pm on days the office is closed.
1. You will find your key bag of information in the Late Check In Box located next to the J R Vacation Rentals office front door entrance.
2. Remove the key bag with your name on it from the Late Check In Box.
MAXIMUM OCCUPANCY: Each home listing includes a statement of maximum occupancy (babies in cribs are included). Maximum occupancy must be strictly adhered to. Leaseholder must be in occupancy at all times during the period of the lease. IF ANY HOME IS FOUND TO EXCEED THE MAXIMUM OCCUPANCY, TENANT WILL BE EVICTED WITHOUT REFUND and SECURITY DEPOSIT FORFEITED.
WELL WATER: Most of the properties have well water. Some people find the smell or taste offensive. Your are responsible for purchasing your own bottled water, if you find it offensive. All of our properties have a yearly water test with "SAFE" results.
FIREWORKS: Fireworks are prohibited on the grounds of all J R Vacation Rentals properties. Violation is grounds for eviction without refund and forfeiture of Security Deposit.
CANDLES: Burning of candles is prohibited in all J R Vacation Rentals properties. Violation is grounds for eviction without refund and forfeiture of Security Deposit.
SHORELINE: Property shorelines can change from day to day and year to year. This is Mother Nature. Water accessible does not equal sand beach. J R Vacation Rentals has no control over the appearance of a property shoreline.
PROPERTY AVAILABILITY: J R Vacation Rentals would love to welcome you back for a return visit. Reservations are subject to availability and property renewal. Also, by booking early you can benefit from our “Book Now, Pay Later” program. By booking your future vacation early you’ll get prime selection and avoid already booked accommodations. Book in 2017 and your first payment is due by January 15, 2018 and final payment is due 21 days prior to your arrival. Now taking reservations through 2019. Reservations are taken on a first come basis.
